What is a Detailed or Compliant Floor Plan?

A floor plan is a type of drawing that shows you the layout of a home or property from above.  A Floor plan typically illustrate the location of walls, windows, doors, and stairs.  It also shows fixed installations such as bathroom fixtures, kitchen cabinetry, and appliances.

Floor plans are not usually drawn to scale but will indicate room types, room sizes, and wall lengths. They may also show furniture layouts and include outdoor areas.

Our plans can be branded with your company details.  We also have a 10 point checklist to ensure that the plan is compliant for Council licensing schemes.

A floor plan can be ordered on its own or as a bundle with an EPC, Photos or Virtual Tours.

How quickly can I have my Floor Plan?

It depends on the size of your property however, on average it takes about 1-2 days to arrange an appointment.  We do offer same day appointments if you case is urgent and if needed the plan will be issued on the same day.

Floor and Lease Plans Explained

The Importance

Floor plans are important to show the relationship between rooms and spaces, and to communicate how one can move through a property. Floor plans are an essential part of real estate marketing and home design, home building, interior design and architecture projects. Creating a floor plan is the best way to start a home design project of any sort.

You can use a floor plan to communicate your ideas more clearly as well as to show the potential of a layout. Creating a before and after floor plan is an excellent way to demonstrate the scale and scope of a project to a home builder or contractor, which will help you to get better and more accurate pricing.

Are they Critical?

Floor plans are also critical for creating furniture layouts so that you know what items will fit and which won’t. This will save you time and effort when moving, setting up a new home or office space and it can help you to avoid making expensive mistakes.

Some common uses for floor plans include selling a home, creating real estate listings, illustrating new-built homes, and planning home improvement and home renovation projects.

Here at Assessment Hive, we are specialists in creating plans for properties of all shapes and sizes. We have recently updated our lettings floor plans so that you can include more information to potential tenants and local authorities.

Lease Plan

A lease plan is an accurate drawing which indentifies a leasehold demise within a property.  In order to complete the sale of your property you may need a lease plan if you are selling it with a new 99 year lease or if you are increasing your lease length – for example from 65 years to 99 years – or you’ve extended your flat and the demise has changed.
