What are SBEM Calculations & Part L Reports?

SBEM means Simplified Building Energy Modelling. This is the UK’s government approved methodology for calculating the energy performance of a commercial building.

SBEM is used to assess the overall thermal elements of a commercial building and the amount of energy that will be consumed by internal services (e.g. heating, cooling, ventilation, lighting and water) over the course of a year.

The SBEM calculation results are summarised within the Part L Report for submission to Building Control.

Although the report is in depth there is one principle requirement.  It is for the Building Emission Rate to be less than the Target Emission Rate.

A Part L Report is usually submitted to Building Control at both the Design Stage and the As Built Stage.

How quickly can I have my SBEM Calculations?

It depends on the size of your property however, on average it takes about 3-5 days to arrange an appointment.  We will require a full set of plans and building services to start the process.

SBEM Calculations also known as SBEM Assessments

SBEM means Simplified Building Energy Modelling. This is the UK’s government approved methodology for calculating the energy performance of a commercial building.

SBEM is used to assess the overall thermal elements of a commercial building and the amount of energy that will be consumed by internal services (e.g. heating, cooling, ventilation, lighting and water) over the course of a year.

Furthermore, the calculation estimates the annual carbon dioxide (CO2) emissions that will be emitted from the building annually.

What is a BRUKL Report, Part L Report?

The SBEM calculation results are summarised within the BRUKL Report for submission to Building Control.

Although the report is in depth there is one principle requirement.  It is for the Building Emission Rate to be less than the Target Emission Rate.  This is to comply with Part L2A of the Building Regulations.

A BRUKL Report is usually submitted to Building Control at both the Design Stage and the As Built Stage.

Part L Reports

When should they be carried out?

Similar to SAP calculations, SBEM calculations are required at planning stage. Firstly, the ‘As Designed’ calculation is produced and shows that the building meets the Target Emission Rate.

Secondly, the ‘As Built’ calculation is then submitted at the end of the build when all works have been completed.

Only Non Domestic Assessors can help

Firstly, SBEM calculations can only be completed by a qualified Level 4 or 5 Non-Domestic Energy Assessor.  Secondly, in order to avoid duplicate costs, it is important to check that the appointed SBEM Assessor is accredited.  In addition to the calculations they will be able to issue the Energy Performance Certificate.

The calculations that go into an EPC is the same as those for the SBEM Calculations.  However, the EPC is a certificate that allows the building to be sold or let. To avoid confusion, and duplicating costs, the EPC should be produced by the same assessor who undertook the initial calculations.

What is the process and how do I instruct you?

The process is fairly straight forward.

Firstly, we will email you our quotation together with scope of works and insurance schedule.  .

Secondly, we will insert the information from the usual documents into our software, to produce the reports.

Thirdly and finally, we will then send you the final reports with any recommendations.

What happens if my building fails?

If your building fails however, we will look to work with you to achieve a pass offering practical solutions.

In addition to our standard fee, this Technical Consultancy is included within our fees and distinguishes us from our competitors.

Documents Received

Once the calculations are complete, we will provide you with the relevant reports. Above all, this will show compliance has been met and the energy efficiency of the property.
