Increasing Energy Efficiency Ratings For Rental Properties

One recent example of this was helping a landlord with the energy efficiency of their property. After seeking help from another provider, the landlord came to Assessment Hive for a second opinion. The Problem: The EPC Of A Property

Energy Performance Certificates (EPC) have been a requirement for properties since 2008. However, in 2018, it was ruled that every rented property, whether domestic or commercial, requires an EPC rating of E or better. Consequently, for landlords to be able to rent their property successfully, it is crucial to ensure their properties meet or exceed the standard for energy efficiency.

Increasing Energy Efficiency

There are numerous ways to increase the energy performance of a property, such as:

  • Upgrading windows to double glazing
  • Adding insulation to the walls or roof
  • Using an efficient heating/air conditioning unit
  • Implementing renewable energy for the property, such as solar panels
  • Adding heating and light controls such as occupancy sensing
  • Using hot water heatings
  • Ensuring you have energy-efficient lighting

Our client came to us after their commercial property scored an F rating in the EPC. As a result, they couldn’t rent out the property with this score and needed to improve their EPC quickly for the rental market.

The landlord’s previous assessor had given them a list of remedial works to improve the rating, totalling over £1000. On top of that, the assessor would then charge the same fee to review the EPC after the remedial works were carried out.

The client then came to Assessment Hive for a second opinion.

The Solution: Honest Advice And Cost-Efficient Remedial Work

After seeking out our help, we confirmed that the property was at an F rating. However, understanding the client’s needs, we offered a range of easy options that the landlord could implement on the very same day and at a fraction of the cost of the previous quote.

So, in the time it takes to have a coffee, the landlord had made the necessary changes that increased the property’s EPC rating. Assessment Hive were then able to reassess the property and provide the EPC certificate so that landlord could continue renting their commercial property.
