What is an Energy Performance Certificate?

The Energy Performance Certificate (EPC) is a crucial legal requirement for any property that is to be sold, let, or constructed in England and Wales. Introduced in 2007, the EPC measures a property’s energy efficiency on a scale of A-G and is valid for 10 years.

A better rating indicates a lower impact on the environment through Carbon Dioxide (CO2) emissions. The average EPC rating for properties in the UK is band D. In addition to energy efficiency ratings, the EPC also provides recommendations on ways to enhance a property’s energy efficiency to help save costs and reduce environmental impact.

Energy Performance Certificates EPCs Explained

What is an Energy Performance Certificate – EPC

An Energy Performance Certificate EPC measures the energy efficiency of a property on a scale of A-G.  Energy Performance Certificates were introduced in England and Wales in 2007 and are a legal requirement for a building to be sold, let or constructed.

Once obtained, an EPC is valid for 10 years.  The Certificate also tells you, about the impact the home has on the environment. Better-rated homes should have less impact through Carbon Dioxide (CO2) emissions.

The average property in the UK is in bands D for the EPC rating. The Certificate includes recommendations on ways to improve the home’s energy efficiency to save you money and help the environment.

EPC – Energy Performance Certificate

The EPC is required by law when a building is constructed, sold or put up for rent. You will also need an EPC if you are applying for a feed in tariff for solar panels. The EPC is valid for 10 years.

EPC – Energy Performance Certificate

As soon as you call us, an Energy Assessor will be assigned to your case. The assessor will handle your assessment from start to finish. They will book an appointment with you and send you email confirmation through our software.

Once the Energy Assessor has visited the property, you will have your report completed within 24 hours. You will be emailed the link to your official Energy Performance Certificate EPC.

There’s no pass or fail with an EPC. Instead, it ranks your property on a scale of A to G. However, if you’re renting your home, you’ll need a minimum rating of E for both new and existing new tenancies.

If your building fails however, we will look to work with you to achieve a pass offering practical solutions.

The EPC register is the government’s online database which lists every EPC in the UK. It is easy to search for any energy performance certificate. All you have to do is enter your postcode to view a detailed report.

EPC – Energy Performance Certificate

Whilst at the property, the assessor will gather the required data and evidence to support his findings. The householder should have any evidence to support the presence of insulation to the floors, walls and roof available for the assessor at the time of the inspection. If there is no evidence, then the assessor will simply state in the EPC software ‘insulation unknown’. The software will then make assumptions based on the age and construction of the building as to whether insulation is present. Next to this assumption the word ‘assumed’ will appear. This is not stating that insulation is definitely/definitely not present but is simply an assumption made by the software.

Once complete an EPC cannot be updated. If insulation evidence comes to light after the EPC is lodged the old EPC can be cancelled and a new one produced. There will be a charge for this.
