Hi, I’m Andrew Andreou

I’m the Director of Assessment Hive and I’ll be helping guide your project from your initial enquiry through to your Final SAP Calculations and EPC.  I am assisted by Demetri and Yogesh who may get in touch from time to time.

🗺️ Your Energy Statement Journey

Here’s what you can expect once you’ve instructed Assessment Hive to prepare your Energy Statement.

✅ Step 1 – Quote Accepted

Once you’ve accepted our quotation, we’ll confirm your instruction and explain what information we need to get started.

📥 Step 2 – Information Received

We’ll review your architectural drawings, construction specifications and proposed building services.

Depending on your project, we may also require details of your heating, ventilation, glazing and renewable technologies.

💡 Helpful Tip

Don’t worry if every part of the specification hasn’t been finalised yet. Send us what you have and we’ll let you know what’s still required.

🔍 Step 3 – Planning Policy Review

We’ll review the relevant planning policies that apply to your development and identify the energy and carbon reduction requirements your project needs to achieve.

This is particularly important for projects in London, where individual borough and London Plan requirements may apply.

💻 Step 4 – Energy Modelling

We’ll carry out the necessary energy calculations for your development.

Depending on the project, this may include SAP Calculations for residential developments or SBEM Calculations for commercial buildings.

These calculations allow us to establish the predicted energy performance and carbon emissions of the development.

📊 Step 5 – Energy Strategy & Compliance Review

We’ll assess the proposed design against the applicable energy and carbon reduction targets.

Where required, we’ll consider measures such as:

✔ Efficient heating and hot water systems

✔ Air source heat pumps

✔ Solar PV

✔ Other low and zero-carbon technologies

If the initial design doesn’t achieve the required target, don’t worry. We’ll work with you and your design team to identify practical and cost-effective improvements.

🌱 Step 6 – Energy Statement Prepared

Once the energy strategy has been agreed, we’ll prepare your Energy Statement.

The report will explain how the development responds to the relevant planning policies and demonstrate the proposed approach to reducing energy use and carbon emissions.

📄 Step 7 – Energy Statement Issued

We’ll issue your completed Energy Statement ready for submission as part of your planning application.

We’ll also explain any important recommendations or requirements that should be carried forward into the next stage of the project.

🏛️ Step 8 – Planning Queries & Support

The Local Planning Authority may occasionally request clarification or additional information after reviewing the Energy Statement.

If they raise questions relating to our assessment, we’re here to help respond and make any necessary revisions.

Keep us informed of any changes requested by the planning authority. Even relatively small design changes can affect the energy strategy.

🏗️ Step 9 – Planning Approved & Next Steps

Once planning permission has been granted, it’s important that the approved energy strategy is carried forward into the detailed design and construction stages.

Your project may subsequently require:

The earlier the energy strategy is considered, the easier it usually is to achieve the required targets without significant design changes.

💡 Don’t Finalise Everything Too Soon

Where possible, avoid committing to heating systems, glazing or renewable technologies until the energy strategy has been reviewed.

💡 Keep Your Design Team Involved

Energy Statements often require information from architects, M&E consultants and other members of the design team.

Good communication between everyone involved helps keep the process moving.

💡 Tell Us About Design Changes

Changes to glazing, insulation, heating systems, building services or renewable technologies can affect the Energy Statement.

Please let us know before significant changes are made.

💡 Planning Approval Isn’t the End

The energy strategy approved at planning stage may need to be carried through into your Building Regulations calculations and final construction specification.

Keeping the documents together can help avoid problems later.

What is an Energy Statement?

An Energy Statement is a report submitted as part of a planning application to demonstrate how a proposed development will reduce energy use and carbon emissions.

It explains the energy strategy for the development, including energy efficiency measures, heating systems and renewable technologies where applicable.

Why do I need an Energy Statement?

Your Local Planning Authority may require an Energy Statement to demonstrate that your development meets local and national energy and carbon reduction policies.

The requirements can vary depending on the location, size and type of development.

What information do you need from me?

We will normally require architectural drawings, construction specifications, window details, heating and hot water information, ventilation details and details of any proposed renewable technologies.

Don’t worry if everything hasn’t been decided yet. We’ll let you know what information is required and help you through the process.

When should the Energy Statement be completed?

Ideally, the Energy Statement should be considered during the design and planning stages of the project.

Getting us involved early allows potential compliance issues to be identified before the design becomes difficult or expensive to change.

Will I need SAP or SBEM Calculations?

Often, yes.

SAP Calculations are generally used for dwellings, while SBEM Calculations are used for non-domestic buildings. These calculations can provide the energy and carbon data required to support the Energy Statement.

We’ll advise you which assessments are required for your development.

Will I need renewable energy?

Not necessarily.

The energy strategy will consider the requirements that apply to your development and the measures needed to achieve them. Where renewable technology is required or beneficial, we’ll discuss the available options with you and your design team.

What happens if my development doesn’t achieve the required carbon reduction?

Don’t worry if the initial design doesn’t achieve the required target.

We’ll review the results and identify practical options for improving performance. These could include improvements to the building fabric, heating systems, controls or renewable technologies.

Our aim is to find a practical and cost-effective route towards compliance.

What happens if my design changes?

Please let us know as early as possible.

Changes to insulation, glazing, heating, ventilation, renewable technologies or other elements of the design can affect the calculations and recommendations contained within your Energy Statement.

We can review proposed changes and advise whether the Energy Statement needs to be updated.

Can the planning authority ask for changes?

Yes. The planning officer or sustainability team may request clarification, additional information or amendments before accepting the Energy Statement.

If questions are raised relating to our assessment, we’ll help explain the technical information and assist with any necessary revisions.

What happens after my Energy Statement is approved?

Once planning permission has been granted, it’s important that the energy strategy is carried through into the detailed design and construction of the development.

The project may subsequently require SAP or SBEM Calculations, EPCs, Air Tightness Testing, Overheating Assessments or other compliance services.

🏛️ After Your Energy Statement Is Submitted

Once your Energy Statement has been submitted with your planning application, the Local Planning Authority will review it alongside the rest of your planning documentation.

There are several possible outcomes.

✅ Energy Strategy Accepted

No further information is required and the planning process continues.

❓ Further Information Requested

The planning officer or sustainability team may ask for clarification or additional calculations.

If the questions relate to our Energy Statement, we’ll help you respond.

🔄 Design Changes Requested

Occasionally, amendments may be required to the proposed energy strategy.

We’ll work with you and your design team to review the options and update the assessment where required.

🎉 Planning Permission Granted

Once planning permission has been granted, make sure the approved energy strategy is carried forward into the detailed design and construction stages.

Keep your Energy Statement safe—it may be referred to later by Building Control, your design team or the Local Planning Authority.
