Hi, I’m Andrew Andreou

I’m the Director of Assessment Hive and I’ll be helping guide your project from your initial enquiry through to your Final SAP Calculations and EPC.  I am assisted by Demetri and Yogesh who may get in touch from time to time. 

I understand that Building Regulations can sometimes seem complicated, particularly if this is your first project. That’s why I believe in keeping things simple, communicating clearly and providing practical advice that helps your project progress smoothly.

Step 3 – Project Assessment

Before carrying out your SAP Calculations, we’ll check your design for any potential compliance issues and contact you if we identify anything that needs attention.

Step 4 – SAP Calculations

We’ll complete your SAP Calculations and assess your project against the latest Building Regulations.

Many compliance issues can be resolved with small, practical changes rather than expensive redesigns.

Step 5 – Draft Report

We’ll send your SAP report together with any recommendations and explain the next steps.

Step 6 – Construction Support

If your specification changes during construction, let us know before the work is carried out. We’ll review the changes and confirm whether they’ll affect compliance.

💡 Helpful Tip

Changing windows, insulation, heating systems or ventilation during construction can affect your SAP Calculations. A quick call before making changes can save time and money.

Step 7 – Final SAP Calculations & EPC

Once construction has finished and we’ve received the required information, we’ll complete your Final SAP Calculations, produce your EPC and provide everything needed for Building Control.

💡 Helpful Tip

Final SAP Calculations are based on the completed building, so we’ll ask for certificates and confirmation of the final specification before issuing your EPC.

Why do I need SAP Calculations?

SAP Calculations demonstrate that your project complies with Part L of the Building Regulations.

What happens if my project doesn’t comply?

We’ll explain why and recommend practical, cost-effective solutions to help achieve compliance.

Can I change my specification?

Yes, but please contact us before making changes so we can check whether your SAP Calculations need updating.

How long does the process take?

We’ll confirm your estimated turnaround time when your project begins and keep you updated throughout.

When will I receive my EPC?

Your EPC is produced once construction has been completed and we’ve received the required as-built information.

Can Building Control reject my SAP report?

As long as the property is built in accordance with the approved specification and all required evidence has been supplied, your SAP documentation will satisfy the energy efficiency requirements of the Building Regulations.

Before we can complete your Final SAP Calculations and EPC, we may require:

✔ Air permeability test certificate

✔ Ventilation commissioning certificate

✔ Confirmation of the final construction specification

✔ Renewable technology certificates (where applicable)

We’ll let you know exactly what documents are required for your project.
