Step 4 β SBEM Calculations
We’ll complete your SAP Calculations and assess your project against the latest Building Regulations.

Step 5 β Draft Report
We’ll send your SBEM report together with any recommendations and explain the next steps.
Step 6 β Construction Support
If your specification changes during construction, let us know before the work is carried out. We’ll review the changes and confirm whether they’ll affect compliance.

Step 7 β Final SBEM Calculations & EPC
Once construction has finished and we’ve received the required information, we’ll complete your Final SBEM Calculations, produce your EPC and provide everything needed for Building Control.

Final SBEM Calculations are based on the completed building, so we’ll ask for certificates and confirmation of the final specification before issuing your EPC.

What are SBEM Calculations?
SBEM (Simplified Building Energy Model) Calculations are used to demonstrate that a new commercial building, extension or conversion complies with Part L of the Building Regulations. They assess the building’s energy efficiency and carbon emissions using approved Government software.
When are SBEM Calculations required?
SBEM Calculations are typically required for:
- New commercial buildings
- Commercial extensions
- Commercial conversions
- Mixed-use developments (commercial elements)
- Certain refurbishment projects

What information do you need to get started?
To complete your assessment, we usually require:
- Architectural drawings
- Floor plans, elevations and sections
- Construction specifications
- Window and door specifications
- Heating, cooling and ventilation details
- Lighting specification
- Renewable technology details (if applicable)
The more information you can provide at the outset, the quicker we can complete your assessment.
What happens if my design changes?
Design changes are common during construction.
If you change the insulation, glazing, heating system, ventilation, lighting or any other significant part of the specification, please let us know as soon as possible. We can advise whether your SBEM Calculations need to be updated to maintain compliance.
What happens if my building doesn’t comply?
There’s no need to worry.
We’ll review the results and recommend practical, cost-effective improvements to help achieve compliance. In many cases, relatively small specification changes are enough to meet the required standards.
How long do SBEM Calculations take?
Most projects are completed within a few working days once we have all the required information.
If additional information or design changes are needed, we’ll keep you informed throughout the process.
Can Building Control reject my project?
Building Control cannot approve a project that doesn’t demonstrate compliance with Part L of the Building Regulations.
Our role is to work with you and your design team to achieve compliance before the final documentation is issued.
Do I need a Commercial EPC as well?
Yes. Most newly constructed or converted commercial buildings will require a Commercial Energy Performance Certificate (EPC) once construction has been completed.
If required, Assessment Hive can arrange this for you, providing a seamless service from design stage through to project completion.
Will I receive a final SBEM report?
Yes.
Once your project complies with the Building Regulations and the specification has been confirmed, we’ll issue your final SBEM Report ready for submission to Building Control or your Approved Inspector.
