πŸ‘€ Meet Your Energy Assessor

Hi, I’m Andrew Andreou

I’m the Director of Assessment Hive, and our team is here to make your EPC assessment straightforward and hassle-free.

We understand that many clients aren’t sure what an EPC assessment involves or what information they need to provide.

Don’t worryβ€”we’ll guide you through the process.

Our job is to assess the property’s energy performance accurately, explain the result clearly and answer any questions you may have.

What You Can Expect

βœ” Friendly, professional service

βœ” Clear communication

βœ” Experienced energy assessors

βœ” Straightforward advice

βœ” Fast turnaround

βœ” Support after your EPC has been issued

If you have a question at any stage, please ask. We’re always happy to help.

πŸ—ΊοΈ Your EPC Journey

Here’s what happens from booking your assessment through to receiving your certificate.

βœ… Step 1 – EPC Booked

Once your assessment has been booked, we’ll confirm the appointment and let you know if there’s any information we’d like you to have available.

πŸ“‹ Step 2 – Property Information

Where available, please provide any useful information about the property.

This could include:

βœ” Previous EPCs

βœ” Floor plans

βœ” Details of extensions

βœ” Insulation documentation

βœ” Window installation information

βœ” Heating system details

βœ” Renewable technology information

Don’t worry if you don’t have these documents. We’ll explain what’s relevant.

🏠 Step 3 – Property Assessment

Your energy assessor will visit the property and collect the information required to produce the EPC.

The assessment is non-invasive. We won’t drill holes, remove finishes or damage the property.

We’ll inspect the relevant parts of the building and record the information required for the energy assessment.

πŸ’» Step 4 – EPC Calculation

Following the assessment, we’ll enter the property information into the appropriate approved EPC methodology and software.

This calculates the property’s energy performance and determines its EPC rating.

πŸ” Step 5 – Quality Review

We’ll review the assessment before the certificate is lodged.

Where something requires clarification, we may contact you for additional information or evidence.

πŸ“„ Step 6 – EPC Lodged & Issued

Once complete, the EPC is lodged on the official register and your certificate is issued.

We’ll send you the EPC and explain anything important you need to know.

πŸŽ‰ Step 7 – Project Complete

Your EPC assessment is complete.

However, our support doesn’t end there.

If you have questions about the rating, recommendations or potential improvements, simply get in touch.

πŸ“‹ Preparing for Your EPC Assessment

You don’t need to make major preparations before your appointment, but a few simple steps can help the assessment run smoothly.

πŸ”‘ Access

Please make sure the assessor can access all relevant areas of the property where reasonably possible.

This may include:

🏠 Loft spaces

πŸ”₯ Boiler or plant areas

πŸ’§ Hot water cylinder

⚑ Electricity meter

πŸͺŸ Windows

🌑️ Heating controls

β˜€οΈ Renewable energy systems

For commercial buildings, access may also be required to plant rooms and other building-service areas.

πŸ“„ Have Documentation Available

If available, please have useful documents ready, including:

βœ” Building Regulations documentation

βœ” Extension or conversion drawings

βœ” Insulation certificates

βœ” Window installation information

βœ” Boiler or heating specifications

βœ” Solar PV documentation

βœ” Air conditioning information

βœ” Previous EPCs

πŸ“· Helpful Evidence

Evidence Can Make a Difference

An EPC assessor must follow strict assessment conventions and can only record certain energy-efficiency features when they can be identified or supported by suitable evidence.

This is particularly important for improvements that may be hidden from view.

Useful evidence may include:

πŸ“· Photographs taken during construction

🧾 Contractor invoices

πŸ“„ Building Control documentation

πŸ“‹ Installation certificates

🧱 Insulation specifications

πŸͺŸ Window documentation

β˜€οΈ Solar PV certificates

πŸ”₯ Heating system specifications

πŸ’‘ Helpful Tip

If you’ve improved the property since the previous EPC, tell your assessor and provide any evidence you have.

Don’t assume an improvement can automatically be included simply because you know it was carried out.

πŸ” What Do We Assess?

The exact assessment depends on whether the property is residential or commercial, but typical areas include:

🧱 Walls, Roofs & Floors
The construction and insulation of the building fabric.

πŸͺŸ Windows & Doors
The type and performance of glazing and openings.

πŸ”₯ Heating
The property’s heating system and associated controls.

πŸ’§ Hot Water
How hot water is produced and stored.

πŸ’‘ Lighting
Energy-efficient lighting information where relevant to the methodology.

🌬️ Ventilation & Cooling
Relevant ventilation and cooling systems.

β˜€οΈ Renewable Energy
Technologies such as solar PV where installed.

πŸ“ Property Dimensions
Measurements and building geometry required for the assessment.

πŸ’‘ Helpful Tips

πŸ’‘ Don’t Hide Your Improvements

If you’ve added insulation, replaced windows, upgraded heating or installed renewable technologies, tell us.

πŸ’‘ Find Your Paperwork

Documentation can be particularly valuable where an improvement isn’t visible during the assessment.

πŸ’‘ Don’t Carry Out Work Just Before the EPC Without Advice

If you’re considering improvements specifically to increase the EPC rating, speak to us first.

Different improvements can have very different effects on the final rating.

πŸ’‘ Previous EPCs Are Useful

If you have an existing EPC, send it to us before the assessment where possible.

πŸ’‘ Ask Questions

If there’s something you don’t understand about the assessment or final EPC, please ask.

No question is too small.

❓ Frequently Asked Questions

What is an EPC?

An Energy Performance Certificate provides information about a property’s energy performance using a standard rating scale.

It also contains recommendations that may help improve the property’s energy efficiency.

Why do I need an EPC?

EPCs are required in various circumstances, including many property sales, lettings and construction projects.

The exact requirement depends on the property and circumstances.

How long does an EPC assessment take?

The time required depends on the property’s size, complexity and type.

We’ll allow sufficient time to gather the information needed to complete an accurate assessment.

Do I need to be at the property?

Not necessarily.

As long as suitable access has been arranged and we can obtain the information we require, the property owner doesn’t normally need to remain with us throughout the assessment.

Will the assessor need access to the loft?

Where relevant and safely accessible, loft access can help the assessor establish information about the roof and insulation.

Please don’t put yourself at risk trying to create access before the appointment.

What happens if you can’t see my insulation?

If an energy-efficiency feature can’t be identified during the assessment, suitable documentary evidence may help.

Send us any photographs, certificates or documentation you have and we’ll advise whether they can be used.

When will I receive my EPC?

Once the assessment, calculations and necessary checks have been completed, we’ll lodge the EPC and send you the certificate.

We’ll keep you informed if anything is required before this can happen.

How long is an EPC valid?

An EPC is generally valid for up to 10 years, although there may be circumstances where obtaining a new assessment earlier is sensible or necessary.

For example, you may choose to obtain a new EPC after significant energy-efficiency improvements.

What happens if my EPC rating is lower than expected?

Please speak to us before carrying out improvement works.

We can help you understand what is affecting the rating and discuss potential improvements.

For rental properties, MEES requirements may also need to be considered.

Can Assessment Hive help me improve my EPC rating?

Yes.

We can help you understand the recommendations and, where appropriate, advise on potential energy-efficiency improvements.

Our aim is to help you make informed decisions before spending money unnecessarily.

πŸ“ˆ Improving Your EPC Rating

If you’d like to improve your property’s EPC rating, potential measures could include:

🧱 Insulation improvements

πŸͺŸ Improved glazing

πŸ”₯ Heating upgrades

🌑️ Improved heating controls

πŸ’‘ Energy-efficient lighting

β˜€οΈ Solar PV

♻️ Low-carbon technologies

However, don’t assume every property needs every measure.

The best improvement strategy depends on the individual building and what’s currently affecting its rating.

⚠️ Check Before You Spend

If you’re planning improvements specifically to increase your EPC rating, speak to us first.

We may be able to help you understand which measures are worth investigating before you commit to expensive works.

🏠 EPCs for Landlords

If you’re a landlord, the EPC may also have implications for Minimum Energy Efficiency Standards (MEES).

Your responsibilities can depend on:

βœ” Property type

βœ” Current EPC rating

βœ” Tenancy circumstances

βœ” Applicable MEES requirements

βœ” Whether an exemption applies

If your property has a low EPC rating, Assessment Hive can provide additional MEES compliance support.

Our MEES service can help you understand the property’s current position, investigate potential improvements and consider the appropriate next steps.

🏒 Commercial EPCs

Commercial buildings require a different assessment methodology from domestic properties.

A Commercial EPC may consider elements such as:

🏒 Building geometry and construction

πŸ”₯ Heating

❄️ Cooling

🌬️ Ventilation

πŸ’‘ Lighting

βš™οΈ Building services

β˜€οΈ Renewable technologies

If you manage or own commercial property, Assessment Hive can also assist with Commercial EPCs, SBEM Calculations and MEES compliance.
