πŸ‘€ Meet Your Energy Assessor

Hi, I’m Andrew Andreou

I’m the Director of Assessment Hive and I’ll be helping guide your project from your initial enquiry through to your MEES Compliance Report and EPC.Β  I am assisted by Demetri and Yogesh who may get in touch from time to time.Β

We know the process can seem complicatedβ€”particularly when you’re trying to decide which improvements are worthwhile and which could result in unnecessary expenditure.

That’s where we can help.

We’ll review the property’s current position, identify what is affecting the EPC rating and provide clear, practical recommendations designed around the property and your circumstances.

What You Can Expect

βœ” Friendly, professional advice

βœ” Clear explanations in plain English

βœ” Practical, MEES-focused recommendations

βœ” A focus on cost-effective improvements

βœ” Honest advice with no unnecessary upgrades

βœ” Support throughout the compliance process

If you’re ever unsure about anything, simply ask. We’re always happy to help.

πŸ—ΊοΈ Your MEES Compliance Journey

Step 1 – Initial EPC Review or New Assessment

We start by reviewing your property’s existing EPC.

We’ll check:

βœ” The current EPC rating

βœ” Whether the EPC is still valid

βœ” The recommendations shown on the certificate

βœ” The property’s current position in relation to MEES

If the property doesn’t have a valid EPC, we can arrange a new EPC assessment so we’re working from accurate, up-to-date information.

πŸ’‘ Helpful Tip

If you have previous EPCs, floor plans, invoices, photographs or evidence of energy-efficiency improvements already carried out, please send them to us.

They may provide valuable information for the assessment.

Step 2 – Compliance & Energy Rating Analysis

Once we have the necessary EPC information, we’ll carry out a more detailed review of the property’s energy performance.

We’ll look at:

βœ” Why the property is achieving its current rating

βœ” Which elements are reducing its energy performance

βœ” Where the greatest opportunities for improvement may exist

βœ” Potentially cost-effective routes towards compliance

This is an important stage because simply carrying out every recommendation shown on an EPC may not be the most efficient approach.

Step 3 – Improvement Strategy & Practical Recommendations

We’ll prepare a clear improvement strategy tailored to your property.

Depending on the building, recommendations could include:

🧱 Fabric improvements

πŸ”₯ Heating or hot water improvements

πŸ’‘ Lighting upgrades

βš™οΈ Heating or building controls

πŸͺŸ Glazing improvements

β˜€οΈ Renewable technologies where appropriate

Our recommendations are designed to be practical and MEES-focused, rather than simply theoretical energy-saving suggestions.

Where there are several options, we’ll help you understand which measures are likely to provide the most useful improvement.

πŸ’‘ Helpful Tip

The most expensive upgrade isn’t necessarily the best route.

Our aim is to identify a sensible combination of improvements that addresses the property’s energy performance without recommending unnecessary work.

βœ… Step 4 – Re-Assessment & New EPC

Once the recommended improvement works have been completed, we’ll reassess the property.

We’ll then:

βœ” Review the completed improvements

βœ” Update the assessment with the final property specification

βœ” Confirm the property’s new energy performance

βœ” Issue a new EPC where required

This provides the updated evidence of the property’s energy rating following the improvements.

πŸ“Έ Important

Please keep evidence of all improvement works, including:

  • Invoices
  • Installation certificates
  • Product specifications
  • Photographs
  • Manufacturer information

This information can be important when the property is reassessed.

πŸ›‘οΈ Step 5 – Ongoing Advice, Exemptions & Future Planning

Sometimes achieving the required improvement may not be technically practical or financially viable.

Where appropriate, we can help explain the potential MEES exemption routes and what supporting evidence may be required.

We can also help landlords think ahead and understand how future energy-efficiency requirements could affect their property or portfolio.

Our goal isn’t simply to deal with today’s assessment.

We want to help you make informed decisions about the long-term energy performance of your property.

πŸ“‹ Information We Need

To help us assess your property efficiently, please provide the following where available:

πŸ“„ Existing EPC
Your current or previous Energy Performance Certificate.

🏒 Property Address
Including the full postcode.

πŸ“ Floor Plans
Where available.

πŸ”₯ Heating & Hot Water Information
Details of boilers, heat pumps, hot water systems and controls.

πŸ’‘ Lighting Information
Particularly important for commercial properties.

πŸͺŸ Windows & Glazing
Details of glazing upgrades where known.

🧱 Insulation Information
Evidence relating to wall, roof or floor insulation.

β˜€οΈ Renewable Technologies
Information about solar PV or other renewable systems.

🧾 Previous Improvement Works
Invoices, certificates, photographs or specifications showing work already completed.

Don’t worry if you don’t have everything.

Send us what you have and we’ll explain what else is required.

πŸ’‘ Helpful Tips

πŸ’‘ Check before you spend.

Understanding which measures are likely to make the greatest difference before committing to improvement works can help prevent unnecessary expenditure.

πŸ’‘ Keep Your Evidence

If you carry out energy-efficiency improvements, retain photographs, invoices, certificates and product specifications.

They may be extremely useful during your next EPC assessment.

πŸ’‘ Don’t Carry Out Improvements Blindly

An EPC recommendation is a useful starting point, but that doesn’t necessarily mean every recommendation needs to be completed.

Review the strategy first.

πŸ’‘ Combine Works Where Possible

If the property is already undergoing refurbishment, it may be more economical to incorporate energy-efficiency improvements at the same time.

πŸ’‘ Think Beyond the Current EPC

Consider how improvements could affect not only today’s rating but the property’s longer-term energy performance.

❓ Frequently Asked Questions

What is MEES?

MEES stands for Minimum Energy Efficiency Standards. The rules relate to the energy performance of certain privately rented properties.

What is the first thing Assessment Hive will do?

We’ll normally start by reviewing the property’s existing EPC.

If there isn’t a suitable current EPC, we’ll advise whether a new assessment is required.

What happens if the property’s EPC rating is too low?

We’ll analyse the property to understand what’s affecting the rating and identify practical improvements that could help.

Do I have to carry out every recommendation on the EPC?

Not necessarily.

We’ll assess the available options and help identify which improvements may provide the most practical route towards the required energy performance.

Can you tell me which improvements will make the biggest difference?

Yes.

That’s one of the key purposes of our compliance and energy-rating analysis.

We’ll review the property and help you prioritise improvements.

What happens after I carry out the recommended improvements?

Once the work has been completed, the property can be reassessed and a new EPC produced where required.

What evidence should I keep?

Keep photographs, invoices, certificates and manufacturer specifications for any improvements.

This can help demonstrate exactly what has been installed.

What if the improvements are too expensive or aren’t technically possible?

Depending on the circumstances, a MEES exemption may be available.

We’ll explain the potential options and evidence requirements relevant to the property.

Can you help with MEES exemptions?

Where applicable, we can advise on exemption routes and assist with the supporting process.

Can Assessment Hive help with a portfolio of properties?

Yes.

Whether you own one property or manage a larger portfolio, we can help you understand the properties that may require attention and develop a more structured approach to energy performance.

⚠️ Before You Carry Out Any Improvements

Check Before You Spend

Before committing to major energy-efficiency works, please speak to us.

In particular, contact us before making significant changes to:

🧱 Insulation

πŸͺŸ Windows or glazing

πŸ”₯ Heating systems

πŸ’§ Hot water systems

πŸ’‘ Lighting

βš™οΈ Building controls

🌬️ Ventilation

β˜€οΈ Solar PV

♻️ Heat pumps

Different measures can have very different effects on an EPC rating.

Checking the likely impact before installation can help prevent you spending money on improvements that don’t achieve the result you expected.

πŸ”§ Typical Improvement Measures

Every property is different, but potential recommendations may include:

🧱 Building Fabric

Improving insulation to roofs, walls or floors where appropriate.

πŸͺŸ Windows & Glazing

Upgrading inefficient glazing where this represents a sensible improvement.

πŸ”₯ Heating & Hot Water

Improving inefficient heating systems, hot water systems or controls.

πŸ’‘ Lighting

Introducing more efficient lighting, particularly in commercial properties.

βš™οΈ Controls

Improving heating, cooling or building-service controls.

β˜€οΈ Renewable Energy

Considering solar PV or other low-carbon technologies where appropriate.

We’ll assess the options relevant to your particular property rather than using a one-size-fits-all approach.

🏁 After Improvement Works

Once you’ve completed the agreed improvements:

πŸ“Έ Step 1 – Gather Your Evidence

Collect invoices, photographs, specifications and certificates.

πŸ“§ Step 2 – Send the Information to Us

Let us know the works are complete and provide the relevant documentation.

πŸ” Step 3 – Property Reassessment

We’ll reassess the property using the updated information.

πŸ“„ Step 4 – New EPC

Where required, we’ll produce the new EPC reflecting the updated energy performance.

βœ… Step 5 – Review the Result

We’ll explain the property’s updated position and advise whether any further action should be considered.

πŸ›‘οΈ MEES Exemptions & Ongoing Advice

Not every property can necessarily achieve the required improvement through practical or economically reasonable measures.

Depending on the circumstances, there may be exemptions available under the MEES framework.

Where relevant, we’ll help you understand:

βœ” Whether an exemption route may need to be considered

βœ” What evidence may be required

βœ” What information should be retained

βœ” The next steps for the property

Because exemptions depend on individual circumstances, they should always be assessed carefully rather than assumed.
